Overview
Cobby Sands is a luxury detached country house with direct access to the South Downs Way situated in the peaceful West Sussex village of Poynings. The house is located at the end of a private road thus ensuring privacy and tranquillity.
There is an excellent pub (The Royal Oak) within two minutes walk which provides an imaginative and high quality lunchtime and evening menu together with a fine selection of ale.
There are two bedrooms available at our property and we can cater for double or twin occupation. Our guests have the use of a luxury bathroom with Jacuzzi as well as a separate shower room. Both bedrooms have stunning views across the garden toward the South Downs and the Devils Dyke. We are situated only 10 minutes walk away from the South Downs Way.
The property has private off-road parking within the grounds of the house.
The village of Poynings is situated just north of Brighton at the foot of the Devils Dyke. The village is steeped in history with the popular Royal Oak pub and Norman church being the highlights of the immediate vicinity. It is an ideal location for exploring the area, by car, by horse, on foot or on cycle!
Drying facilities are available for walkers and cyclists and secure storage for your cycle is available.
We are only 30 minutes away from Gatwick airport making us an ideal first or last visit for our overseas guests.
The property has a picturesque garden with plenty of seating in which our guests can relax should they wish to do so.
Well behaved dogs are welcome.

Accommodation
We provide two very well appointed bedrooms one double and one twin.
Both bedrooms have tea and coffee making facilities and benefit from unrestricted and stunning views across the South Downs.
A luxury bathroom with large jacuzzi bath will be available to you as well as a separate shower room.
Our pricing structure is as follows:
The price for the Double or the Twin Room is £30.00 per person based on 2 people sharing.
Our single guests will have a choice of either room for £40.00.
Dogs are welcome and are a subject to a £5.00 supplement per dog per night.
Prices are inclusive of a full English or Continental breakfast, which is taken in our conservatory dining area overlooking the garden and South Downs.
Packed Lunches (with advance notice) are available for £5.00 per person.
We cater for all tastes and vegetarians are welcome.
We regret that we do not accept Credit or Debit Cards. Payment can be made by cash or personal cheque together with a valid cheque card.
We are pleased to welcome our guests after 5.00pm (or earlier by prior arrangement) on the day of their arrival and we would appreciate our guests vacating their rooms by 11:00am on the date of their departure.

We are very close to Brighton and the Sussex coast and there are plenty of local activities to enjoy the nearest of which is the National Trust maintained Devils Dyke. Hang gliding and Paragliding are available at the Devils Dyke and tuition is available locally. Other local attractions are listed below.
